What's Included

Pool Structure

We examine the pool shell — plaster, pebble, vinyl, or fiberglass — for cracks, staining, delamination, rough spots, and structural concerns. We check tile, coping, and the deck for damage, settling, or safety issues.

Equipment

Pump, motor, filter, heater, salt cell, automation, timers, valves, and all plumbing connections. We test each piece of equipment, check for leaks, listen for abnormal sounds, verify electrical connections, and note the age and condition of each component. We'll tell you what has years left and what's on borrowed time.

Plumbing & Electrical

We pressure-test lines when needed, check for visible plumbing leaks, inspect bonding and grounding, and verify that GFCI protection is working. Pool electrical is a safety issue — it should never be guessed at.

Safety Features

Drain covers (VGB compliance), fencing and gate latches, alarms, and any other safety equipment. This matters for insurance, liability, and — most importantly — keeping your family safe.

Water Chemistry

We do a full water test: pH, chlorine, alkalinity, CYA, calcium hardness, total dissolved solids, and salt level (if applicable). Chemistry tells a story about how the pool has been maintained.

Pre-Purchase Inspection

Buying a home with a pool in the Nashville area? We'll tell you exactly what you're inheriting — the good and the bad — so you can negotiate with real information. A pool in poor condition can cost $5,000–$15,000+ to bring back, and most home inspectors don't have pool-specific expertise.

Post-Storm / Freeze Inspection
